Your MAO
$130,000
Don't offer more than this and still close the deal.
ARV$250,000
Investor max (70% rule − repairs)$140,000
− Your assignment fee−$10,000
= Maximum Allowable Offer$130,000
How the math works
Formula
MAO = (ARV × 70%) − Repairs − Assignment Fee
The 70% rule says an investor will pay at most 70% of the after-repair value (ARV) of a property minus their estimated repair costs. As a wholesaler, you subtract your assignment fee on top so the end-buyer investor still hits their 70% margin.
