Drag the map over a neighborhood and hit Search this area. Every pin is a property with its price, owner type and MakoScore. No exports, no spreadsheet.

See the owner and the equity
Open a pin for the owner of record, years owned, mortgage balance and equity position, next to the distress signals that make a seller motivated.

Skip trace the owner
One click appends phone numbers and emails to the owner. Skip traces come out of your monthly allowance, not a per-hit bill.
Step 4
Get consent, then text
Your hosted consent page collects the seller's written opt-in before a text goes out. The platform records the time, the IP address and the exact disclosure they agreed to.

What the platform enforces for you
A TCPA violation can cost $500 to $1,500 per text. These rules run on every send, whether you remember them or not.
Consent pages
Every account gets a hosted consent page and QR code. Consent is stored with the time, IP address and the exact disclosure text before a number can be texted.
STOP and plain-English opt-outs
STOP, UNSUBSCRIBE and replies like “leave me alone” suppress the number across every campaign and send one confirmation. Ambiguous replies go to a review queue instead of being ignored.
Quiet hours by state
Send windows follow each recipient’s state rules, including the weekday and Sunday windows Texas requires. Messages outside the window wait.
Frequency caps
Recipients in Florida, Oklahoma and Oregon are capped at three attempts per 24 hours, counted across the whole platform, not just your account.
Litigator scrub
Numbers are checked against a known-litigator list before a send. If the check cannot complete, the number is blocked rather than sent.
No auto-send, no list-to-text

Straight answers
- What do I get on the Free plan?
- Free includes 100 property records and 5 comp reports a month, seeded demo markets and basic deal scoring — no credit card, no time limit.
- What happens when I hit my monthly limit?
- Property records: on the Free plan, fresh lookups stop at 100 records a month and you keep browsing cached and seeded data until the next cycle or an upgrade — nothing is ever charged. On paid plans you keep going past your allowance at $0.15 per record, deducted from your prepaid wallet. If the wallet is empty and auto-reload is off, fresh lookups pause and cached results are served until you add funds or upgrade. Skip traces, comp reports and SMS messages past a paid plan's allowance are billed from the same wallet at your plan's per-unit rate (Starter: $0.25 per skip trace, $0.50 per comp report, $0.01 per SMS; Pro: $0.20 per skip trace, $0.40 per comp report, $0.01 per SMS; Scale: $0.15 per skip trace, $0.30 per comp report, $0.01 per SMS). Auto-reload can top the wallet up from your saved card automatically, every plan also has daily caps as abuse protection, and your usage and projected overage are always visible under Settings → Billing.
- Is this cold-texting software?
- No. DealMako is consent-based. A seller opts in on your consent page before you can text them, STOP and plain-English opt-outs are honored automatically, and imported lists are never used as a texting audience.
- Can I bring my own list?
- Yes. Import a CSV of properties or contacts on any paid plan, then skip trace, call and track them like any other lead. Texting stays consent-based, so a number from an imported list is texted only after it opts in through your consent page.
- How do I cancel?
- From Settings → Billing, any time. There is no contract. A cancelled paid plan stays active until the end of the billing period and then drops to Free, so nothing you saved disappears.
